Drive past 750 White Plains Road this summer and ask most people what's happening there. They'll tell you Equinox is moving in, or that a bakery chain with a loyal Northeast following finally picked Westchester. Both are true. Neither is the real story.
The real story is square footage, and it points somewhere nobody's blog post has pointed yet: the single biggest tenant in that building isn't a gym, a restaurant, or a home goods store. It's White Plains Hospital, and its outpatient practice now occupies more of the old Lord & Taylor than every retail lease combined.
White Plains Hospital Physician Associates of Scarsdale leases 74,500 square feet, more than a third of the property's 200,473 total square feet. Obstetrics & Gynecology and Orthopedics were the first specialties to open, with the hospital targeting full operation of the space by last fall and eventually planning to house around 40 providers across imaging, diagnostics, and multiple specialties.

A property marketing site for the building puts the hospital's expected daily visitor count at roughly 1,200 people. That's not a shopping center number. That's a medical campus number, dressed up with a gym membership and a pastry case.

When Equinox's relocation from its longtime spot at 800 White Plains Road came before the Eastchester Planning Board, the club's representative was specific about circulation: the health club will occupy a duplex space with its own entrance on the building's east side, and members will use a parking lot that doesn't face White Plains Road at all. In plain terms, Equinox members won't be crossing paths with hospital patients or retail shoppers on the way in. That's not a coincidence in a building where a third of the square footage is a medical practice generating over a thousand visits a day. When one tenant brings that much daily traffic, the tenants around it start building separate doors.
Tatte Bakery & Café's lease at 750 White Plains Road, brokered this past June, marks the chain's first location anywhere in Westchester County. Cava is joining it in the same building. Both are exactly the kind of names that usually show up as evening dining destinations with a glass of wine on a patio somewhere.
Neither is doing that here. Town filings note that neither restaurant will serve alcohol, and neither is proposing outdoor seating. For two brands known elsewhere for leisurely bowls and pastry-case lingering, that's a deliberate choice, and it tracks with who's actually walking through that building every day: hospital patients between appointments, gym members before or after a workout, parents picking up a coffee on the way to Pottery Barn Kids. This isn't being built as a place to sit for two hours. It's being built for people who are already there for something else and need food fast.
Here's a detail that trips up even longtime locals: 750 White Plains Road falls under the Town of Eastchester's planning board, yet coverage of the sale referred to the property as sitting in "Eastchester (Scarsdale)," a nod to the fact that the address carries zip code 10583, the same one used for Scarsdale. It's one of those only-in-Westchester quirks where the postal designation and the municipal line don't quite match. If you've ever mentioned this building to someone and had them say "wait, isn't that Scarsdale," now you know why you were both a little right.
The property itself sits on the Eastchester/Scarsdale border, on roughly 11 acres with around 650 surrounding parking spaces. The same coverage cited average household incomes of $227,000 and home values around $811,000 within three miles of the property, numbers that explain why a national fitness brand, a bakery chain making its Westchester debut, and Williams Sonoma all found their way to the same address within a mile or so of Eastchester's own residential streets.
The hospital wing has effectively been running for close to a year now. The retail side is moving on a different clock. Tatte's lease only became public this June. Cava and Equinox have been working through town site plan review since 2025, with the board's most recent scheduled review session set for this past June. In practice, that means the medical building has been generating its full share of daily traffic for months, while the storefronts you'll actually walk into are still catching up.
